before you participate.

Clear answers about the model, process, documentation, rental economics, compliance and exit.

What is fractional commercial real estate?

It is a structure through which multiple investors can participate in the economic benefits of an eligible commercial property without one investor necessarily purchasing the entire asset.

What types of property does NEVESH focus on?

The model applies to warehouses, industrial sheds, office buildings, retail/commercial properties and other eligible income-generating real estate.

What exactly does an investor own?

The exact interest depends on the project and applicable law. It may involve direct undivided ownership, an interest in a project-specific entity, a regulated pooled structure where applicable, or another structure approved by counsel.

How is rental income distributed?

Rent is collected into the designated project account. After applicable taxes, operating costs, insurance, maintenance, debt and agreed management fees, the balance is distributed according to the governing documents.

How are projects evaluated?

NEVESH's process includes title, zoning, valuation, technical, commercial and tenant diligence, along with review of approvals and operating obligations.

Is there a fixed or guaranteed return?

No guarantee should be inferred from the website. Rental income, appreciation, occupancy and exit proceeds depend on the asset, tenant, market conditions and the definitive legal documents.

What is the expected project timeline?

The report provides an illustrative 4–5 month project cycle from identification through completion and onboarding. Actual timelines can vary materially.

Can an investor exit or transfer their interest?

An agreed transfer / exit route may be provided, subject to applicable law, the project documents and buyer availability.

What compliance is considered?

The report identifies Companies Act / corporate compliance, RERA / MahaRERA where applicable, NMRDA where relevant, title and land-use matters, development permissions, fire NOC and other statutory approvals as applicable.

Is the information on this website an investment offer?

No. The company's project report states that the information is for discussion purposes and does not constitute an offer to sell securities or an invitation to invest. Project-specific legal documents govern any actual transaction.
